MAINTENANCE REPORT

My report is the same format that I have used in the past few years. It consists of an updated estimate
of maintenance projections for repairs to the Fort House and Caretakers House over the next 10
years. Keep in mind that all measures are subject to approval by the WFA board and family members.
Once approved, funding has the final say as to what will be done. It is important that repairs are made
on a yearly basis and as funds become available.

Some of the measures are in the process of being completed or have been completed since the
original report in 2005. Other measures may still be on the list because they are reoccurring every
few years or because they do not need immediate attention. the measures have been prioritized as
being in immediate need; near future or long term need. An example of work that was considered
immediate was the need to reshingle the Fort House (the cost was high but repainting will not be
needed again saving $30,000 or more over 30 years.) A reoccurringmeasure is the painting of the
front of the house that will need to be repainted again in 5+ years. I have used a high-low cost system
that should give a fairly realistic estimate of cost. I would rather err on the high side than too low.
Unfortunately the reverse could also happen. The forecast is meant to keep everyone informed as to
the needs of our 367 old ancestral home.

This forecast will be continually updated in future years so that any new potential problem can be
added and completed projects can be removed from the list. I am sure that there may be other repairs
that are needed but not listed. I also assume that Dave may have already completed some of the
smaller repairs.

MAINTENANCE ADDENDUM

FORT HOUSE: COMPLETED IN 2008:

1. Repainting the front of the Fort House (2007). This included scraping, repairs and painting using the
standard oil based paint. This will be needed every 5 to 7 years.

Estimated cost: $7,500 to $5,000
Actual Cost: $4, 374

2. Cut up and remove the remains of Weeping Willow tree limbs that had fallen down in the rear of the
Fort House. Work included removal of several large limbs that had been previously cut up and left
under the tree.

Estimated cost: $500.00 to $300.00
Actual Cost: $400.00

FORT HOUSE: WORK IN PROCESS

1. Re-shingle (1) one of (3) three sides of the Fort House, one side per phase. This would include
stripping, repairing any boards and re-shingling all exterior walls. There is a mix of 30 to 100 year old
shingles on the house.

Phase 1 of the shingle project was started with the left side of the Fort House. Installation of shingles
is still in process for the front and side of the shed. The replacement of the sliding shed door was
added to the work. This side was chosen to be replaced first to improve the initial view of the house
from Spring Hill Road.

Estimated (3) Phase Cost: $60,000 to $45,000 or $20,000 to $15,000 per year.
Phase 1 Cost: $18, 840.00

2. A replacement screen door at the rear of the Fort House has been ordered and is scheduled to be
installed prior to the reunion. (The screen door will be installed by the siding contractor).

Estimated Cost: $100 to $200

3. Dave indicated that he was sanding and repainting areas that needed work on the Caretakers House.

Estimated Cost: $400 to $200

FORT HOUSE: WORK NEEDED

1. Re-shingle the remaining (2) two sides of the Fort House, one side per phase. This would include
stripping, repairing any boards and re-shingling all exterior walls. Additional work may be needed and
is dependent on what is found when shingles are removed. It was noted by the contractor that he
would assess any sill repair that might be needed when they are uncovered. The repair or
replacement of sills would be at an additional cost.

Estimated (2) Phase Cost: $40.000 to $30,000 or $20,000 to $15,000 per year

2. The replacement of the rose trellis on the front of the shed. (A new trellis will be installed by the
siding contractor once the shed siding has been completed).

Estimated cost: $100 to $300

3. Measurements for removable storm windows for the Fort House still need to be done. Once we
have all of the windows measured we will check to see where they can be purchased. The Board will
be advised of the costs when available.
The installation of the removable storm windows would
substantially reduce the need to repair or replace the existing windows on the Fort House. Dave Wheelock
said that they may be available from dealers that specialize in removable storm windows.

Estimated Cost: $4,050.00 to $2, 700.00

4. There is a need to replace the white fence located around the old foundation between the WIng
houses. The barrier is needed to keep cars from parking too close to the present hole. Dave may be
able to do this.

Estimated cost: $400 to $300

5. The front wooden down spout is needed on the front left of the Fort House. Dave said it was on his
list to be done. (The gutter is pitched to the right side of the Fort House and very little water drains
from the left).

6. Investigate and repair/replace the floor joist under the front right section of house. Other areas may
also need to be checked. (Repairs may not be needed once checked).

Estimated Cost: $5,000 to $3,000

7. Insulate the exterior of the vault ceiling and walls. Install 2" to 4" rigid foam or equal where possible.
This measure will help to reduce our electric bill.

Estimated cost: $2,000 to $1,200

8. Plaster lath loose at front entry door.
Dave Wheelock will re-nail and plaster 3' x 8' section as time permits. Minor cost.

9. The 2nd floor ceiling off of the children's room is starting to peel and needs to be repainted.
Another area is the rear right bedroom ceiling.

Dave Wheelock will repair andpaint as time permits. Unknown cost.

10.
The ceiling in Black Billy's room is in poor condition and needs to be stablized. This would include the
repair and painting of the 17th century 8' x 10' ceiling.

Dave Wheelock suggested that the historical nature of the present ceiling may not justify it's repair.

Unknown cost.

11. Annual pest control inspection needed.

Completed for 2007 but needed on a yearly basis.

12. Inspect and recharge fire extinguishers.

Completed for 2007 but needed on a yearly basis.

13. signs of post beetle and termites were found and treated in past years. If any of the furniture in the
house showed signs of active infestation, they would also need to be treated individually or as a
group of items. Another means would be to tent the whole house to protect all of the Fort House
contents. This would be as a last resort and fortunately is not needed at this time.

Estimated cost: $30,000 to $25,000


CARETAKERS HOUSE:

1. The bathroom needs an exhaust installed to help remove excessive moisture from showers and
baths.

Estimated cost: $250 to $150

2. Repair of sections of the gutters and down spouts is needed. Portions of the foundation need to be
reset.

Dave Wheelock will repair as needed when time permits. Minor cost.

3. The kitchen ceiling will need to be re-plastered in the near future.

Etimated cost $1,200 to $1,000

4. The old gas floor heater should be replaced when funds are available. Heating is only present on
the 1st floor. THere is presently no heat on the 2nd floor other than heat rising from the first floor.

Estimated cost for a new heater is $2,000 to $1,500
Estimated cost for a new ducted heating system is $10,000 to $7,500
